Project Summary

CPRD managed the assemblage of 8 parcels located at a high profile intersection of East Atlanta and Ormewood Park in the BeltLine Overlay. The site consisted of 4 parcels zoned NC-2 and 4 parcels zoned R-4. CPRD led the community design efforts to create a master planned, mixed-use and mixed-income development. As a result of extensive community engagement, the rezoning of the residential properties to MRC-2 (mixed-use) was approved unanimously by the community, NPU and City of Atlanta. The project includes the historic preservation and adaptive reuse of the historic Masonic Lodge, built in 1947, utilizing historic tax credits. In addition to the 33,000 square feet of commercial space, the development will also create 42 units of affordable housing utilizing the LIHTC funding program.
