Project Summary

CPRD led the assemblage of 5 parcels located at a high profile intersection of East Atlanta and Ormewood Park. The site consisted of two governing jurisdictions (City of Atlanta and Unincorporated DeKalb County) and two rezoning/land use changes for one comprehensive site plan. The centerpiece of the project is a 5-acre conservation area to be donated to DeKalb County for a new public park. Additionally, the project helps facilitate the realignment of a dangerous intersection at the corner of Moreland Ave and Skyhaven Rd, where over 550 crashes and 284 injuries have occurred over the past 10 years.

CPRD led the community design efforts to come up with a plan that had the political support of the neighborhood while remaining financially viable. As a result of extensive outreach, the rezoning to MRC-2 (mixed-use) was approved by the City of Atlanta and MR-2 (multifamily) by DeKalb County. For more information on this project, please click
